Can foreigners legally invest in Bali real estate?

What’s the difference between freehold and leasehold?
Freehold (Hak Milik) is permanent land ownership, typically available only to Indonesian nationals. Leasehold grants usage rights for a set term (usually 25–30 years), with extension options.

What additional costs should I expect when buying?
Apart from the purchase price, expect notary (PPAT), legal fees, government acquisition tax (BPHTB ~5%), and ongoing villa taxes and management fees.
Is setting up a company necessary to own property?
Not always—but if you need long-term ownership or a Pondok Wisata license for rental operation, setting up a PT PMA company is recommended.
How long does the property purchase process take?
Typically 4–8 weeks after offer acceptance. This includes due diligence, notary/work permit processing, and payment transfers. Off-plan builds may take longer.
